Key Takeaways

Private, Below-Investment-Grade Credit

Caliber is privately held (Collision Repair Magazine), and both Boulder and Matthews list an S&P rating of B, which is below investment grade. Caliber confidentially submitted a draft registration for an initial public offering in July 2025 (CollisionWeek).

Triple Net, 15 Years, 10% Bumps

Boulder lists a triple net lease with a typical new term of 15 years and 10% rent increases every five years. Matthews shows 5% – 10% every five years or 2% annually. Confirm the actual terms, and who handles roof and structure, on any property.

Higher Cap Rates

Caliber properties currently show asking cap rates of 6.45% – 6.75% with 10 years remaining and 6.15% – 6.45% for a new 15-year lease (The Boulder Group, September 2026). Matthews reports 2025 closed sales averaging about 6.91%.

A Large, Acquisitive Network

Caliber operates more than 1,800 centers in 44 states and bought Key Collision’s 10 locations in Maine, New Hampshire and Vermont on August 31, 2026 (Caliber, August 31, 2026).

Caliber Collision NNN Cap Rates and Lease Data

If you’re weighing a Caliber Collision property, three things shape what you’ll earn: who the tenant is, how the lease is structured, and what yield you’re paying for. Here’s how they fit together.

On the tenant, the picture is different from investment-grade brands. Both reports list an S&P rating of B, which is below investment grade, and Caliber is privately held.1 Boulder shows a typical new lease as triple net with a 15-year term and a 10% rent increase every five years, about 2% a year; Matthews shows 5% – 10% every five years or 2% annually. Because the credit is lower, the lease terms, the guarantor and who handles roof and structure deserve a close read.

That’s where cap rates come in. Boulder shows asking cap rates of 6.15% – 6.45% on a new 15-year lease, 6.45% – 6.75% with 10 years left, and 7.00% – 7.30% with 5 years left.2 The pattern is worth knowing: as the remaining term gets shorter, the yield goes up, because you’re taking on the question of whether Caliber renews. These are higher than the investment-grade brands in the same report; AutoZone, for example, asks 5.40% – 5.70% with 10 years left.

Closed sales have landed above Boulder’s asking range for a similar term. Matthews reports 47 Caliber sales in 2025 averaging about 6.91%, with 8 to 10 years of lease remaining on average. So far in 2026 the average is 6.20% across 8 sales with about 13 years remaining, which helps explain the lower figure. Matthews also shows 35 properties on the market asking 6.10% on average with 10 years remaining, with asks from 5.50% to 7.25%.3

In dollars, Boulder puts the average sale price at about $5.3 million with average rent of about $335,000 a year. On a typical 17,000 SF building, that works out to roughly $312 per square foot, and $335,000 on $5.3 million is a yield of about 6.3%.4 Matthews shows lower average rent of $250,534 and a typical building of about 16,505 SF, so check the actual rent and size of any property against both.

Average lease term remaining was 10 years in the first half of 2025 and 8 in the second. The 2026 figure is year to date as of the report (8 transactions, 13 years remaining on average). Matthews figures are averages of closed sales and current asking rates, while Boulder’s are asking rates, so the two measure different things. ↩

Caliber Collision as a Tenant

How Caliber operates

According to Caliber, Caliber Collision is the nation’s largest auto collision repair provider, operating across 44 states. The Caliber family also includes Caliber Auto Glass and Caliber Fleet Solutions, for more than 1,800 centers and more than 30,000 employees (Caliber, August 31, 2026).

Caliber grows by buying independent collision shops. On August 31, 2026 it acquired Key Collision’s 10 locations, its first in Maine, New Hampshire and Vermont. Its merger with Abra Auto Body Repair of America made Hellman & Friedman the majority shareholder of the combined company (Body Shop Business).

Boulder lists a typical Caliber building at about 17,000 SF, far larger than a restaurant or bank branch, which is why the average sale price runs about $5.3 million. Matthews lists about 16,505 SF.

Financial strength and growth

Both reports list an S&P rating of B for Caliber. That is below investment grade, so the tenant’s ability to pay rent over a 15-year term deserves close review. Caliber is privately held, so ask for current financial statements for the tenant and any guarantor.

Caliber confidentially submitted a draft registration statement for an initial public offering in July 2025 (CollisionWeek). We did not find a completed offering, so treat Caliber as a private company when you underwrite a lease.

Boulder counts 1,526 locations and Matthews about 1,850, while Caliber says it operates more than 1,800 centers across its collision, glass and fleet brands (Caliber, August 31, 2026). Ask which brand and which entity operates any specific center.

Why Investors Buy Caliber Collision Properties

Caliber offers more yield than the investment-grade brands, with a national footprint. With 10 years remaining, The Boulder Group’s September 2026 asking range of 6.45% – 6.75% compares with 5.40% – 5.70% for AutoZone and 5.75% – 6.05% for Bank of America.

The leases are long and the rent steps up. Boulder shows 15-year terms with 10% increases every five years, about 2% a year, and an average rent of about $335,000 a year, higher than the $130,000 it reports for Burger King and Carl’s Jr. because the buildings are much larger.

The higher cap rate reflects, in part, the B rating. If you are comfortable with the tenant and any guarantor, that extra yield is what you are being paid for.

Risks and Market Conditions

The credit is the main risk. Both reports list a B rating, which is below investment grade, and Caliber is privately held. Ask for tenant and guarantor financials. Caliber has said it may use proceeds from a public offering for general corporate purposes, which may include repaying debt (CollisionWeek), so ask about the tenant’s debt as well.

Size and competition matter too. A building of about 17,000 SF is a larger re-tenanting task than a restaurant or bank branch if Caliber does not renew, so ask what it would take. The collision repair industry is also consolidating: Boyd Group, which operates Gerber Collision & Glass, closed its $1.3 billion acquisition of Joe Hudson’s Collision Center in January 2026 (CT Acquisitions). Finally, check the remaining term: asking cap rates rise as the term shortens.

Caliber Collision NNN FAQs

Can I buy a Caliber Collision NNN property with a 1031 exchange?

Yes, a Caliber Collision property can qualify for a 1031 exchange if it meets the like-kind rules. Reinvesting in a like-kind property can defer taxes on capital gains. Talk to your qualified intermediary and tax advisor before you buy.

What is bonus depreciation?

Bonus depreciation is a tax incentive that lets investors deduct a portion of certain property costs in the first year. The amount depends on current tax law and on which parts of the property qualify, so talk to your tax advisor.

Who pays expenses on a Caliber Collision NNN property?

The Boulder Group lists a typical Caliber Collision lease as triple net, which it defines as no landlord responsibilities, with a 15-year term and 10% rent increases every five years (September 2026). A double net lease leaves roof and structure with the landlord, so confirm who handles both on the specific property.
