The Triple Net Companies advantage

Before you buy a NNN property, ask one question: who does your broker work for?

The listing broker on a NNN deal represents the seller, even though it’s your money on the line. For over 20 years, we’ve represented investors exclusively, so you have an advocate who verifies the claims, reads the lease and negotiates on your behalf. The seller pays our fee.

What about dual agency?

When one broker represents both buyer and seller, it takes written consent from both, and the broker has to stay neutral. That neutrality limits how hard they can advocate for either side, including yours.

What we do for you

So you’re not buying blind.

From first look to closing, we do the work a seller’s broker won’t, and keep you informed at every step.

Early access to inventory

Our developer relationships can put properties in front of you before construction is finished, or before they’re listed.

Claims, verified

We check what the marketing materials say against the lease, the tenant and the market before you rely on it.

Lease and tenant analysis

We read the lease for weak protections, assess tenant strength, and weigh the risk of rent defaults, lease expirations and re-tenanting.

Negotiation on market data

Price and terms are negotiated from what comparable deals actually trade at, not from the seller’s asking story.

Due diligence, coordinated

We run the vetting process with your attorneys, inspectors and CPAs, and keep you informed throughout.

Financing that fits

We refer you to niche NNN lenders for financing terms. NNN financing

Your side of the table

On your side from first look to closing.

1

Find it first

Our relationships with developers can give you access to properties before construction is finished, or before they’re ever listed.

2

Vet the deal

We verify the offering’s claims, read the lease for weak protections, and weigh the tenant’s strength against the risk of default, expiration and re-tenanting.

3

Negotiate for you

Price and terms are negotiated from market data, with your interests as the only priority at the table.

4

Finance and close

We refer you to niche NNN lenders for financing, coordinate due diligence with your attorneys, inspectors and CPAs, and keep you informed through closing.

Can’t I just work with the listing broker?

You can, but the listing broker represents the seller, even though you’re the one bringing the money. Their duty is to get the seller the best price and terms. They owe you honesty, fair dealing and disclosure of known material issues, but not verification, negotiation or confidentiality. Anything you share may be relayed to the seller.

What is dual agency?

One broker representing both the buyer and the seller. It requires written consent and neutrality, which limits how much the broker can advocate for either side.

What does a buyer’s broker cost?

Nothing to you. The seller compensates Triple Net Companies.

Who else is on my team?

We coordinate due diligence with your attorneys, inspectors and CPAs, and refer you to niche lenders for financing.
