NNN Car Washes for Sale

An NNN car wash puts an operator on the lease while you own the land and building. The largest chain, Mister Car Wash, had 548 locations at the end of 2025 (Mister Car Wash) and was taken private in May 2026 (Morris Nichols). Operators and their credit vary widely, so confirm which entity signed the lease, whether a parent guarantees it, how long it runs and who handles the roof, structure and wash equipment.

A triple net lease generally shifts property taxes, insurance and maintenance to the tenant, which can suit investors leaving hands-on real estate through a 1031 exchange. Neither The Boulder Group nor Matthews profiles car wash tenants, so we don’t quote a cap rate from either report. Call us for current pricing on a specific property.

Key Takeaways

Operator Credit Varies Widely

Car wash tenants range from Mister Car Wash, the largest chain with 548 locations at year-end 2025 (Mister Car Wash), to regional chains and local operators. Several large operators are privately held, and Mister Car Wash itself went private in May 2026. The lease is only as strong as the operator entity and any guarantee behind it.

Lease Terms Vary by Property

Neither The Boulder Group nor Matthews publishes typical car wash lease terms, so we don’t quote one. A Mister Car Wash listing shows 1.50% annual rent increases (Crexi listing), but each lease differs. Under a triple net lease the tenant generally covers taxes, insurance and maintenance, so confirm who handles the roof, structure and wash equipment.

Asking Cap Rates Are Listing Data

Neither report covers car washes. The one current data point we can cite is a listing tracker showing a median asking cap rate of 5.75% across 23 car wash listings on October 23, 2026 (Investment Grade). Those are asking rates from a third party, not closed sales or our own data.

A Special-Purpose Building

A car wash is a tunnel, equipment and a site built for one use. If the operator left, re-leasing could be harder than for a standard retail building, so look at the remaining term, renewal options and who owns the wash equipment.

Car Wash NNN Cap Rates and Lease Data

If you’re weighing an NNN car wash, three things shape what you’ll earn: who the operator is, how the lease is structured and what yield you’re paying for. Car washes are different from the tenants in some of our other guides, because the standard market reports don’t cover them. Here’s what we can say with a source, and what we can’t.

On the operator, the picture varies. Mister Car Wash, the largest chain, had 548 locations at the end of 2025 and was taken private by Leonard Green & Partners in May 2026 in a deal valuing it at about $3.1 billion.1 Other operators range from regional chains to local owners, and several of the largest are privately held, so we can’t give you one credit rating for the category. Ask for the operator’s financials and confirm which entity signed the lease.

On the lease and the yield, we have to be straight with you. The Boulder Group’s September 2026 profiles and Matthews’ 2026 tenant report don’t include car wash tenants.2 That means no published typical lease term, rent increase, building size or cap rate range from either report. The closest thing we can cite is a listing tracker, which showed 23 car wash properties for sale across 11 states on October 23, 2026, with a median asking cap rate of 5.75% and a median asking price of $5.46 million.3 Those are asking numbers from a third party, so use them as a rough guide only.

What we can do is look at a specific property with you. Ask for the lease and the offering memorandum, then compare the remaining term, rent increases and landlord duties against comparable sales. Talk to Our Team and we’ll walk through current pricing.

Car Wash Operators as Tenants

Who operates NNN car washes

In an NNN car wash deal, an operator runs the wash and the investor owns the land and building. Mister Car Wash, the largest national chain, had 548 locations at December 31, 2025 and 549 at March 31, 2026 (Q4 2025 results; Q1 2026 results). It also reported 492 car wash leases at year-end 2025 (Mister Car Wash Q4 2025 results).

Other chains appear in listings too. A Marcus & Millichap listing describes Tidal Wave as operating more than 290 locations across 20 or more states as of the first quarter of 2026, with a corporate-guaranteed lease (Marcus & Millichap). Smaller chains and local operators also appear.

For a net lease buyer, the lease matters more than the logo. Ask who signed it: the operator’s parent, a single-site subsidiary or a franchisee. Then ask whether a parent guarantees it. A guarantee from a multi-site operator is worth more than a lease signed by a one-site entity.

Operator strength and market conditions

Mister Car Wash reported first-quarter 2026 net revenue up 6%, comparable-store sales up 3.9% and Unlimited Wash Club memberships up 11% (Q1 2026 results). It opened 16 new greenfield locations in 2025 (Q4 2025 results), so competing express washes are being built.

Memberships are the model: subscription plans give an operator recurring monthly revenue, and Mister Car Wash says it runs the largest car wash subscription program in North America (Q1 2026 results).

Most operators outside Mister Car Wash don’t publish results, so ask for site-level sales, membership counts and the operator’s other locations before you buy.

Why Investors Buy Car Wash Properties

The case for an NNN car wash is a long lease on a site where the operator carries the wash business. A Whitewater Express listing, for example, describes an original 20-year absolute net lease with a corporate guarantee (Crexi listing). Confirm the lease behind any property you consider.

Under a triple net lease, the tenant generally pays property taxes, insurance and maintenance, which keeps the landlord’s role simple. Whether a given car wash lease is truly triple net, or leaves the roof, structure or equipment with the landlord, depends on the lease, so check it before you buy.

A single-tenant car wash can also work as a 1031 exchange replacement property. Because neither report covers car washes, ask our team for current comparable sales rather than leaning on one quoted number.

Risks and Market Conditions

Credit and operator risk. Car wash tenants range from large chains to single-site operators, and many don’t publish results. Confirm the tenant entity, any guarantee and the remaining term. Mister Car Wash’s take-private in May 2026 (Morris Nichols) shows ownership can change under a corporate lease, so ask what happens to the guarantee if the operator is sold.

Building and market risk. A tunnel car wash is built for one use, and Mister Car Wash alone opened 16 new greenfield locations in 2025 (Mister Car Wash). Check nearby competing washes, traffic counts, who owns the wash equipment and who handles the roof and structure.

Car Wash NNN FAQs

What is an NNN car wash?

In an NNN car wash, an operator runs the wash business while you own the land and building and collect rent. Under a triple net lease the tenant generally pays taxes, insurance and maintenance, but the lease controls, including who handles the roof, structure and wash equipment.

What cap rates do NNN car washes offer?

Neither The Boulder Group nor Matthews publishes car wash cap rates. A third-party tracker showed a median asking cap rate of 5.75% across 23 listings on October 23, 2026 (Investment Grade). Rates depend on the operator, guarantee, remaining term and location, so ask our team for current comparable sales.

How should I evaluate a car wash operator as a tenant?

Start with the lease: the signing entity, any parent guarantee, the remaining term, rent increases and who handles the roof, structure and equipment. Then ask for the operator’s financials, membership counts and site-level sales.
