NNN financing
Offers with financing in place get accepted more often.
We partnered with Commloan.com to put hundreds of lenders in front of NNN buyers. Apply once, compare offers from multiple lenders, and make your next offer from a position of strength.
The application opens on Commloan.com.

Prequalification
Get prequalified on your NNN loan before you write the offer.
In a competitive market, a seller wants to know you can close. Prequalification answers that before they ask, and shows you what you can afford before you fall for a property.
Strengthens your offer
Prequalification signals financial capacity and a committed buyer. When two offers look alike, the one with financing already lined up is the one a seller can trust to close.
Clarifies your budget
You see your borrowing capacity, the down payment to expect and the return to expect, so you can filter properties before you spend time on them. That matters most to 1031 exchange buyers working against a fixed timeline.
One application. Offers from multiple lenders.

Buying with a 1031 exchange
Selling first? Your qualified intermediary holds the proceeds.
A qualified intermediary (QI) is the independent third party that makes a 1031 exchange work. They keep the money out of your hands, so the sale and the purchase count as one tax-deferred exchange.
What a QI does
-
Holds your sale proceeds
When your property sells, the money goes to the QI, not to you. If you take receipt of the cash, even briefly, the exchange can fail.
-
Prepares the exchange paperwork
The exchange agreement and assignment documents tie your sale and your purchase together into one exchange.
-
Receives your replacement property list
Your written identification of replacement properties goes to the QI, which gives you a dated record of what you named and when.
-
Funds your purchase at closing
The QI sends the exchange funds to the closing agent. Your loan and cash cover the rest, which is why your lender and QI need to know each other’s dates.
The clock your QI works against
Your sale closes
Proceeds go to a qualified intermediary. Engage your advisor before this date.
Identify in writing
Name your replacement candidates — typically up to three properties, scored rather than guessed.
Close the replacement
We manage due diligence and closing to protect your full deferral.
Before you choose one
Engage one before your sale closes
The QI has to be in place before the closing of the property you are selling. It cannot be added afterward.
It cannot be your own agent
You cannot act as your own QI. Your attorney, accountant or real estate agent from the past two years generally cannot serve either.
Ask how your money is protected
Oversight of QIs varies by state. Ask where funds are held, who can authorize a transfer, and what bonding or insurance backs them.
