Zoning Report

A zoning report is a document that confirms a property’s zoning designation and whether its current use conforms.

A zoning report, sometimes called a zoning letter, is typically obtained from the municipality or a third-party provider during due diligence. It identifies the zoning district, permitted uses, setbacks, parking requirements, and whether the property has any known violations. For an NNN buyer it matters because a non-conforming use may limit rebuilding after a casualty or a change of tenant. It should be reviewed alongside the lease and the survey.
