A portfolio sale is the sale of multiple NNN properties together as a single transaction, often to achieve pricing efficiency or meet a buyer’s or seller’s strategic goals, as opposed to a single-asset sale.
Portfolio sales can offer scale and diversification in a single closing, and sometimes a pricing advantage compared with buying properties one by one. They can also be more complex. Financing, due diligence, and closing are larger, and the buyer may have to take some properties it would not choose individually. For 1031 exchangers, a portfolio can be a way to replace one large property or to place proceeds into multiple assets. Understand how the price is allocated among properties, since that affects financing and later sales.
